In cases where gas bottles need replacement, clients are responsible for contacting the owner during opening hours to exchange the empty bottle.COMMUNITY STANDARDS: Accommodations within communal settings adhere to specific rules and regulations. Facilities like pools and tennis courts may not be available year-round, depending on factors such as weather and hygiene. The owner is not accountable for the unavailability of such facilities within a community complex, unrelated to his management role, while clients assume responsibility for their safe usage.RESOLUTION OF CONTRACT: The owner reserves the right to terminate the contract under the following circumstances:1. Excessive occupancy without prior notice, prompting the owner to request the names and IDs of all occupants.2. Unauthorized transfer or subletting of the entire or part of the accommodation.3. Rearrangement of furniture within the accommodation.4. Engagement in activities contravening municipal regulations, cohabitation guidelines, hygiene standards, or public rules, affecting other tenants.EXCLUDED LIABILITIES: The owner is not liable in the following situations:1. Theft, loss, or damage incurred by clients during their stay, even if a safe deposit box is rented.2. Supply disruptions from major companies (electricity, gas, water).3. Breakdown of appliances reported to the owner, who will contact the Technical Department within 24 hours. Lack of assistance does not warrant compensation.4. External works by city hall or institutions, potentially impacting the tenant's stay.5. WiFi services from external companies may not cover all managed apartments. In case of a deficient connection, the owner will refund the service charge with supplier authorization, without client attribution of blame.If the rented accommodation becomes unavailable, the owner commits to offering an alternative of a similar or higher category. If dissatisfied, the amount paid for intermediate management will be refunded.
